3 Seller Tips Most Agents Won't Tell You in the DMV

Most sellers spend all their time on the inside of the house and forget the first thing a buyer ever sees. They repaint the living room, stage the kitchen, and fuss over the details indoors, while the exterior, the very first picture on the MLS, gets no attention at all. In a DMV market that’s changed more than most people realize, that’s a costly place to cut corners.
These are the tips we’re giving our sellers in real time right now. Not theory, not what worked three years ago, but what’s actually moving homes in this market today. And most of them are things other agents just won’t take the time to tell you.
1. Your exterior matters, and it takes longer to fix than you think. If you’re thinking about selling in the next two to three years, you need to start investing in your landscaping now. That’s genuinely how long it takes to get your grass green, get the weeds out, and let your shrubs and trees fill in.
We’re planting privacy trees at our own house right now, and it’s not that they add a specific dollar figure to the value; it’s that they make the home feel complete. Landscaping is what makes a house feel finished. So power wash the exterior, paint the doors, and look at what your plantings will mature into, because that exterior photo is the first thing a buyer sees, and most sellers spend no time thinking about it.
2. Wrap your head around a very different market. Homes aren’t selling as quickly as they used to, and they’re selling for less than a lot of people expect. We’d say around 80% of sellers are off when they tell us what they think their home is worth, and that’s not a knock on them; the market is shifting so fast that plenty of agents don’t have a firm handle on it either.
Just today, an agent who isn’t even on our team called us just to check that he was clear on his numbers. So here’s our honest advice, even to other agents: if you’re newer and you’re about to list a home, call someone more seasoned. You shouldn’t be making decisions on value in a vacuum. Even we do this; we’ll call other agents on our team or experienced friends in specific areas and ask what they’re seeing. People who are smart lean on other people who are smart.
3. Timing in your own neighborhood is everything. This matters for more than just your own sale. One home priced wrong can do real damage to a whole neighborhood, because if a neighbor makes a bad pricing decision and has to sell for less, it starts to shift how buyers perceive value on your entire street.
That’s why we pay close attention to timing. We watch when other homes are coming to market; some we want to beat there, and some we want to follow. We’re not really in a seasonal market anymore, because inventory has been climbing across a lot of the area. It comes down to knowing the right moment in your specific neighborhood to put your home on the market.
