Downsizing in the DMV? Start Before You Have To

The calls have been coming in steadily lately: homeowners who raised their families in a big single-family house, watched the kids move out, and are now looking around at all that space, wondering what comes next. Downsizing sounds simple until you actually start, and then the questions pile up fast. What kind of home? What will it cost? And maybe the biggest one nobody asks early enough: when should we start?

Start before you have to. No one gets to pick the moment life forces a change in how you live in your home, and when that moment comes, everything shifts at once, financially, emotionally, and relationally. That’s the worst possible time to be making a major real estate decision.

In our experience, the sweet spot for a move like this lands somewhere around your early-to-mid sixties, years before you feel any pressure, while the choice is fully yours. Single-level living in the DMV is in short supply and goes quickly, so the earlier you begin looking, the more control you keep.

On the actual home, our advice is to stay open. A lot of people tell us they want to stay in a single-family house, or that they want zero stairs, and then they never look at the alternatives. Some condo communities don’t feel anything like a condo building, and there are genuinely great villa communities around Prince William County worth seeing before you rule anything out.

Plenty of people who insisted on no stairs turn out to be fine with limited stairs, no steps to the main level and the primary bedroom, but a loft upstairs for visiting family. You won’t know what fits until you walk through a few, and one condo or villa can feel completely different from the next.

Lifestyle matters just as much as layout. One thing we tell people is to picture how they actually want to live. We had clients in their seventies move to a vibrant community with people of all ages because a 55-plus setting wasn’t the energy they wanted. Others want to get closer to loved ones, or they’ve realized their big house no longer lets them host the way they’d like.

One family even sold a high-value home, moved into a condo, and gifted part of the proceeds to their daughter so she could buy a larger home and become the family’s new gathering place, passing the torch on their own terms rather than waiting.

Then there’s budget, which is a real conversation worth having early: all cash and no mortgage, a smaller mortgage, or a larger down payment each carry different tradeoffs, and the right answer depends on your retirement income and your broader financial picture.
