If you’ve been driving past Quartz District lately and wondering what all that construction is actually building, we’ve got you covered.
This is the question we’re getting the most right now, so let’s break down what’s happening on the development side and what’s coming next.
There are two big things going on over there.
1. A stormwater pond. Honestly, nothing too exciting. That big hole on the other side is a stormwater retention pond. It’s just where all the stormwater has to go, and it’s also tied into some of the upcoming detour work.
2. A luxury high-rise. Over by Elm Farm, they’re putting up a luxury high-rise with just under 250 mid-size units, a mix of one- and two-bedroom units. The plan says it’ll be done by the end of the year, but honestly, we don’t think that’s happening. They haven’t even gotten the detour ready yet.
You’ve probably also noticed some things coming down. In front of BJ’s, they took down Applebee’s, and the Bright Star dental office came down too. Both of those buildings have collapsed, so they’re getting to work. Just anticipate that the construction traffic and the overall pace will pick up over the summer.
Here’s the part we really want you to pay attention to. We talked with Victor Angry, the county supervisor for the area, about what’s coming, and he said the question he’s been asking everyone is: What kinds of commercial businesses do you actually want to see in Quartz District? That’s a real opportunity, because it’s the county’s job to recruit those tenants, and right now they’re listening.
So we’ll tell you what we’d love to see. More than anything, we want a great American restaurant, something a little more local and regional instead of all the big national brands. Think along the lines of Mike’s American, Coastal Flats, or Sweetwater Tavern.
A dope bar or a live music lounge would be incredible too, somewhere small and intimate where you can have a glass of wine and listen to live music. A really high-end steakhouse. A sushi spot you can just dip into.
A co-working space would work well over there, too, especially since you can’t really walk to anything from the Brickyard, and a co-working spot would feed off the energy of everything new that’s coming.
And then a juicery, a good coffee house, and some healthy food options like a few of those salad places would round it out.
So many people complain about what gets built after the fact. They’ll say they wanted something different, but they never went to their county supervisor, never went to a board meeting, never actually said what they wanted before the decision got made.
Right now, you have that opportunity. We’re not saying any one thing is guaranteed to come, but we are saying the county is asking and they’re listening, so why not put your opinion in? You’ve at least got to participate.
We’re also up to about 100 homes sold over there now, roughly 10%, so there’s still a long way to go on the residential side. That makes this a good time to head over and take a look.
